What's happening in the Valley?  Hampshire and Franklin counties saw a double-digit median sale price increase and rise in sold volume despite the government shutdown the first half of October.  According to the REALTOR® Association of the Pioneer Valley (RAPV) in Hampshire County the "median price is up 13.1% with sales volume up 8% from 88 to 95 homes sold in October 2013."  Additionally, the Massachusetts Association of REALTORS®' (MAR) recent Hot Topic poll reports that REALTOR® confidence is strong as buyer demand remained strong.  Our Amherst office sales manager, Linda Rotti, was interviewed by the Springfield Republican/Masslive.com recently siting a brief dip in the wake of October's government shutdown.  Rotti states, "Uncertainty doesn't make people feel good about buying properties. We are seeing a pickup again."  We believe that this signals a positive end to 2013 and a stronger housing market in 2014. Read the story from MAR.  More from Masslive.com.  

Winter Inventory

As the holidays and winter approach, some properties will come off the market, creating an even lower inventory than we have currently. Those that remain actively listed through the winter will see more exposure online as buyers moving to the area are aggressively viewing properties and gathering information before they make their plans.  We can observe this through analytics, and list traffic data taken from our website and other sites, as well as an increase in direct requests from potential buyers and sellers. 

Taking a Break

The decision is ultimately up to the seller, as many wish to take a break during the holidays to enjoy time with families and friends without worrying about preparing the home for showings. After the holidays, have a discussion with your REALTOR® about ways to improve the home's appeal once it returns to the market.  Are there any small projects, editing or rearranging of furniture that will help the home's appearance?  Once any changes are made, your REALTOR® will want to take fresh photos of the home and review the listing details and description. This gives the property an exciting new beginning when it becomes relisted.
