While it's been a busy spring and summer, inventory remains low in specific price points – especially for those first-time home buyers, which translates into a slightly lower number of sales. However, the Massachusetts Association of Realtors (MAR) reports that median home prices have risen due to pent-up demand resulting in multiple offers. The Massachusetts Association of REALTORS® (MAR) reports March news. "Shortage of homes to buy pushed the number of closed home sales down in March. While multiple snow storms this winter has affected owners putting their homes on the market, the Massachusetts Association of REALTORS® (MAR) reported Mar. 19th that the REALTOR® Market Confidence Index (RMCI) hit another all-time high in February, the REALTOR® Price Confidence Index (RPCI) was also up compared to 2012. Linda Rotti, Sales Manager from our Amherst office reports that there has been a 20.7% increase in sales in Hampshire County. "The fact that prices are down from the same time last year by 2% reflects the fact, I believe, that the first time homebuyers are a strong part of the market purchasing more of the lower priced homes." According to calculations from the REALTOR® Association of Pioneer Valley there is a 7.5 month supply at current rate of sale. The market is considered balanced when there is between 7.5 and 8.5 months of supply. This means we cannot define it as a Seller's or a Buyer's market-which is good for all! Read more on MASSLIVE.com.
